Buying vs Renting -Which a better option

Buying vs renting which is a better option for me suppose present scenario i am living in a house which is costing me per month 11500 plus 300 maintainnce and current price is 35lakh rs to 40 lakh rs the current property appreciation rate is 5 percent p.a so and i am targeting rs 25000 in index fund for my future retirement plan.
So to take a small calculation lets see were we ends up - rented in nect 20 years will cost me nearby
12000 *12*5+15000*12*5+20000*12*5+25000*12*5= lumsum 45000 laks rs in 20 years in water.
If i takes a loan now for 35 lakh house i would pay rs 70 lakh in next 20 years at 35000 pm emi.
With property appreciation rate its nearby 3 percent per year or even less so that will be near by so it it will be worh rs 6300000 rs even less then the total loan amount paid,this is s smart work from bank who i sproviding the loan and  foolishness of the person who are buying there house on loan from bank.
Lets comes to sip a sip of 25000 pm sip in index fund at 14 perannum appreciation will sum upto rs 3 crore in next 20 years at that time one can buy prpoerty at cash.
